2em;"><span style="font-family: PingFangSC-Light;font-size: 17px;letter-spacing: normal;color: rgb(0, 0, 0);">十堰住房公积金贷款“带押过户”业务先行受理房屋出售方在十堰中心城区有未结清的住房公积金贷款，现购买方提出的住房公积金贷款申请；各县（市）、郧阳区办事处应积极与属地不动产登记部门对接，力争8月份全面开通“带押过户”业务。</span><o:p></o:p></section><section style="margin-bottom: 0px;line-height: style="font-family: PingFangSC-Light;font-size: 17px;letter-spacing: normal;color: rgb(0, 0, 0);">（一）贷款受理。买卖双方共同向住房公积金中心提出办理公积金贷款“带押过户”申请、提交申请材料，办事服务大厅进行贷前审查。符合条件的填写《住房公积金个人住房贷款借款合同》，在住房公积金系统中新增录入贷款信息。</span><o:p></o:p></section><section style="margin-bottom: 0px;line-height: 2em;"><span style="font-family: PingFangSC-Light;font-size: 17px;letter-spacing: normal;color: rgb(0, 0, 0);">（二）贷款审批。按照即受即审原则，“带押过户”贷款业务复核、稽核采取线上即时办理。稽核通过后，当场与买卖双方签署《“带押过户”登记协议》。</span><o:p></o:p></section><section style="margin-bottom: 0px;line-height: 2em;"><span style="font-family: PingFangSC-Light;font-size: 17px;letter-spacing: normal;color: rgb(0, 0, 0);">（三）转移、抵押合并登记。贷款审批通过后，买卖双方持《“带押过户”登记协议》到房屋产权交易中心、不动产登记中心签署房屋买卖合同，同步办理房屋转移、抵押合并登记等手续。</span><o:p></o:p></section><section style="margin-bottom: 0px;line-height: 2em;"><span style="font-family: PingFangSC-Light;font-size: 17px;letter-spacing: normal;color: rgb(0, 0, 0);">（四）抵押审核。“带押过户”登记事项办结后，买方在10个工作日内持《不动产权证书》配合住房公积金中心完成住房公积金抵押信息录入、贷款信息补录工作。</span><o:p></o:p></section><section style="margin-bottom: 0px;line-height: 2em;"><span style="font-family: PingFangSC-Light;font-size: 17px;letter-spacing: normal;color: rgb(0, 0, 0);">（五）贷款发放。贷款抵押担保落实后，住房公积金中心按照“带押过户”协议书的约定放款。住房公积金贷款优先清偿卖方尚欠的原住房公积金贷款所有本息。原贷款结清后所剩余款，住房公积金中心将按约定划转至卖方指定账户。</span><o:p></o:p></section><section style="margin-bottom: 0px;line-height: 2em;"><span
